Starting on the 15th of June 2022, all new and replacement windows installed in the UK will need to be fitted with trickle vents according to the new regulations. These regulations apply to both domestic and commercial projects and regardless of whether the windows that are being replaced had trickle vents before or not. Any windows that do not meet the newly announced standards will fail the FENSA inspection and therefore will not be eligible for a FENSA certificate. This could potentially cause delays and added costs for your project, so make sure you are prepared.

What are trickle vents?

Trickle vents are little openings, usually fitted in the upper frame of a window or door, which provide a constant, small amount of ventilation. By providing this constant airflow, they help to improve the quality of air in a room and reduce condensation. Trickle vents are available as both fixed and controllable vents, so you can choose the option that best suits your needs. Fixed vents provide a set amount of ventilation, while controllable vents allow you to adjust the amount of airflow to suit your needs.

What is changing?

Under current building regulations, it is only mandatory to install trickle vents within a replacement window or door if there was already a vent present in the original. Under the new rules, all windows and doors, whether they are being replaced as part of a renovation project or are fitted into newly built houses or house extensions must have trickle vents installed, unless there is an alternative, dedicated ventilation system in place. These measures are necessary to ensure adequate ventilation and prevent condensation and dampness. Trickle vents allow a small amount of fresh air to enter the building while still maintaining energy efficiency.
